Indvestia Capital.

Indvestia Capital is a Real Estate syndication company that was founded in 2020, and is quickly gaining a reputation for delivering phenomenal opportunities to its investors. Our mission is to bring institutional quality investments to qualified individuals that would normally not have access to these opportunities.  With a focus on the retail sector of commercial real estate, Indvestia seeks cash flowing properties with value-add opportunities. By leveraging existing relationships Indvestia can identify and improve properties quickly, allowing for maximum returns to investors.

Indvestia was founded by Vick Mehta, a 20-year veteran of retail, franchising, and real estate investing. Vick has been involved with various national brands as a multi-unit operator and developer. This experience allows Indvestia to have an insight into the key elements that make retail centers successful for different types of users. In 2010 Vick started acquiring commercia real estate. Today he leads Indvestia Capital thru the full investment cycle, allowing for investors to leverage his experience to maximize their returns.

We plan our distribution payment schedule at time of acquisition. This allows you to plan how you will spend all that passive income you will be receiving.

We provide tremendous tax advantages. We use cost segregation studies to provide us a detailed analysis on every property. We can than accelerate the depreciation which results in massive deductions for our investors, significantly increasing your actual return on investment.

What are your return projections?

Although each opportunity has individual expectations, on average we aim for an annualized return of over 13% with a cash distribution return of at least 8% thru the life of the investment.

When will I get my original investment back?

We target a 7-10 year hold on our investments. This provides us the time to add value, and maximize the tax depreciation benefits.We may also want to continue to enjoy the cash flow longer if the market is not right for a sale. Some of your principal may be returned in year 5 from a refinancing event.

What are my risks/ liabilities?

Any investment carries risk, but real estate has proven to be amongst the safest investments available. A benefit of investing in a syndication is that your liability is limited to the amount of your original investment. Indvestia Capital secures and guarantees any debt so you don’t have to worry.
